How House Clearance Works
A house clearance means we empty a property of its contents and leave it ready for whatever comes next, whether that is a sale, a new tenant or handing the keys back to a landlord. We are a family-run removals and storage firm based in Rossendale, trading since 2016. The house clearance service runs from a first phone call through to a swept, empty property.
It begins with an enquiry. Tell us where the property is, roughly what needs to go, and anything we should know about access, such as narrow stairs, a shared entrance or where the van can park. The phone is answered around the clock for quotes and enquiries, so you can call when it suits you and leave a message out of hours for a callback. From there we work out the scope of the job and come back to you with one price.
On clearance day the team works through the property room by room, and this is what comes out:

- The contents of lofts and garages
- The boxes in the spare room
- The odds and ends at the back of cupboards
We sort as we go, keeping back anything reusable for donation and loading the rest for removal. Once the rooms are clear we sweep through, so the property is left tidy and ready for you to hand over.

How much does house clearance cost?
We price every house clearance individually, so there is no rate card to point at. What it costs depends on how much there is to clear, how easily the crew can get to it at both ends, and how far the property is from our Rossendale depot. The figure is agreed and fixed before anyone lifts a thing, so it will not creep up on the day because a wardrobe was fuller than it looked or the loft held more than expected. Every property holds a different amount, so we price each clearance on its own rather than off a flat rate. How long does a house clearance take?
It depends on the size of the property, how much there is to clear and access at both ends, so we look at the job before we put a time on it. When we quote, we tell you how long we expect the clearance to take and what the day will need.
The sooner you send us your dates, the sooner we can look at what is available. A single garage clears quickly; a full house takes longer, so tell us your deadline and we will work to it.
Probate and bereavement clearance
Others are a whole house after a bereavement or a move into care. A probate house clearance after a loss is one we handle at the family’s pace, with the price fixed before we begin and anything still usable passed to our charity partners.
What can be reused is not thrown away. Through our charity house clearance work, we have close working relationships with Together Housing and Lancashire County Council, so usable furniture and household goods are passed on to people who need them wherever we can. Whatever cannot be reused, we take away and dispose of. You do not need to sort it, bag it or arrange a skip yourself; clearing and removing it is the job.
